All Sheriff's Sales are conducted on the Lower Level of the Court House.

Current sales are listed at the bottom in order by sale date.

All sales December 7, 2016 and after will be completed under the guidelines as set forth in HB390.

Terms of foreclosure sales: The properties will start at 2/3 of the appraised value on primary sale dates (or the minimum bid set by the Court).  On provisional sale dates the property will be sold with a no minimum bid guideline.  Deposit requirements for all third party purchasers are based on the appraised value of each property.  If the appraised value is less than or equal to $10,000 the deposit amount is $2,000.  If the value is greater than $10,000 but less than $200,000 the deposit amount is $5,000.  If the value is greater than $200,000 the deposit is $10,000.  Payment is required immediately after sale of that property along with a completed purchaser information form.  Payment must be made in the form of a business check, bank or cashier's check or money order (PAYABLE TO:  The Fayette County Sheriff's Office).  No personal checks or cash will be accepted. Failure to have payment and completed form will result in the property be auctioned and sold again.


The property subject to the Sheriff Sale still belongs to the original owner even though the order of sale has been issued from the court. If you purchase a property at Sheriff's Sale, and have paid a deposit, the property still belongs to the original owner until the Common Pleas Judge has signed the confirmation of sale entry. This process usually takes 30 to 90 days. This is hard for people to understand since they have "bought" the property and placed a monetary deposit. The Sheriff's Office does not have keys for properties being sold. The bank or lending company should be contacted with questions about an inspection of the property. Questions about utilities should be directed to the company providing services.


Most appraisals of properties were completed without an interior inspection. The Sheriff's Office nor the appraisers are responsible for the condition of the property at the time the purchaser takes possession.

Recent changes in Legislation may require a purchaser to obtain a survey prior to recording a deed. See Ohio Revised Code Section 315.251. The cost of the survey shall be at the purchaser's expense. If you have any questions relative to the new law, it is strongly recommended that you contact your attorney.
